At street level, Regency Court is fully occupied by the Slug and Lettuce, however, the three floors above are open plan, unused office spaces. The building owner, engaged us to strip out and refurbish these spaces. The final tenants were consulted in the design and planning stage so that their spaces met all their requirements.
With no outside space, other than the roof, a major challenge on this project was removal of waste during the strip out phase of the project. Additionally, movement of materials into the building was of equal challenge, as the lift was inoperable…Just six flights of stairs to negotiate.
Working with our waste management partners we managed the removal of debris effectively without the need for licenses and footpath closures.
The basic refurbishment included retiling all ceilings, replacing all toilet facilities and kitchens, redecoration and flooring.
Developing a close relationship to the tenants’ project managers ensured that we were able to fulfil their requirements too. This meant searching for and finding items such as banquet seating, artificial turf, plastic decking, sliding glass partitions and a bar….
The communal spaces are practical, light clean spaces. The tenants areas are unique work spaces, created with their individual style to inspire their workforces:
On the first floor, there are meeting rooms, a conference space and a fully stocked bar.
The second floor is a fully open plan workspace, with a dedicated archiving area and fresh new kitchen.
On the third floor the installation of sliding glass partitions give the space maximum flexibility and there is the putting green, complete with pins for those all important breaks.
And finally, on the roof, a shared space for all tenants, plastic decking and artificial turf, a bar and barbeque area.
“Our remit to Urbanise was to create a space in Manchester for a professional services firm like no other. We wanted to create a hotel style feel to the space and whilst making it user friendly for our staff we also wanted to provide an environment where we could entertain, and have an informal space for our clients to work. All within a budget! The outcome was a private members lounge that wouldn’t look out of place in New York, a rooftop terrace complete with tiki bar, and a series of meeting rooms and creative spaces. All complete within budget and timescales which were testing.!
